Great article - I will link back to this from our site, North American Sailor ( One thing I would add to #8 "How much boat can you afford" is to keep in mind that you'll be spending up to 20% of the cost of the boat each year in maintenance, dock fees, etc, and that needs to be factored in to the calculations. Like you said, it's not an investment!
